Landlord Fees
Full Management Fees:
Full management at a fee of 50% plus vat (60% inclusive of VAT) of the first month's rent administration charges and monthly management commission of 11% plus vat (13.2% inclusive of VAT) for a minimum of six months.
Tenant referencing charged at £50 inclusive of VAT (per tenant).
We offer an inventory service for our landlords of £75.00 inclusive of vat if required. (details below)

Before the tenancy:
- Finding you the right tenant
- Advertising the property on online portals and in our windows
- If required, organise a “To Let” board to be placed at the property
- Accompanied viewings
- Applicant referencing:
- Credit Checks
- Right to Rent Checks
- Landlord Reference, if applicable
- Employer reference, if applicable
- Carry out a detailed written inventory accompanied by dated images (Charges for this detailed above and below)
- Organise the handing over of keys
- Draw up and organise signing of the Assured Shorthold Tenancy Agreement
- Lodge deposit in a government backed deposit scheme the ‘Deposit Protection Service’
- Obtaining the first month’s rent taken in advance upon signing the contract
- Ensure an up-to-date Gas Safety Certificate, Electrical Safety Certificate and Energy Performance Certificate before tenancy commences to comply with the latest legislation
- Ensure smoke detectors and CO alarms are working and comply with legislation
- Take meter readings at the property for the commencement of the tenancy
- Advise of Legionnaires risk assessment
- Provide a How To Rent Guide, a copy of the Gas Safety Certificate (if applicable), Electrical Certificate and the Energy Performance Certificate upon signing of the tenancy contract
During the Tenancy
- Rent collection
- Provide a management statement detailing the rental payment, any maintenance and our % fee
- Organising the annual gas safety certificate on your behalf with our gas registered engineers
- Organising the electrical certificate (EICR) required every five years with our certified electricians
- Ensuring the Energy Performance certificate is up to date on tenancy start date and any contract renewals
- Carry our periodic appraisals at the property every four to six months to ensure the property is kept in a satisfactory condition
- Upon an appraisal we ensure and advise on battery replacement in all smoke detectors and co alarm
- Report and address any maintenance either minor or major at the property with our elite team of professional tradesman to ensure repairs and replacements are carried out swiftly. Please note: unlike other agents we do not take commission from our tradesmen therefore what they charge is what we charge you, break downs and invoices of any works carried out are details in a management statement every month
- Advise you on contract renewals, with time scales to suit your needs
- Advise on rental increases, if applicable
- Provide constant support and advice in terms of tenant’s obligations, your obligations, legislation, and compliance
- Keep you up to date with quarterly newsletters on the latest changes to legislation and compliance
- We also attend regular training to keep up to date with legislation in renting out your property, all 170 of them!
End of Tenancy
- Carry out a ‘check out’ to ensure the condition of the property is adequate for deposit return to tenant
- Organise deposit return
- Advise on redecoration of the property, if applicable
- Advise on the rental value of the property, if applicable
Tenant Find Only Fees:
We charge one month's rent inclusive of vat for finding you a suitable tenant.
Includes:
- Finding you the right tenant
