At Moneylettings we pride ourselves on obtaining quality tenants for quality properties and of course giving our landlords a “better than best” service.
We put this down to three major factors:-
The first being our stringent referencing process, you see at Moneylettings we are not about just getting you any tenant as quickly as possible but believe in getting you a quality tenant by using due diligence.
This is why before we agree to put a tenant into your property they have to provide us with an employment and previous landlord reference, we carry out a credit check and a “right to rent” check, on top of all that we obtain three months' worth of bank statements to ensure they can afford the rental payments (you can tell a lot from a bank statement mostly how a person controls his spending).
Plus they pay a deposit of 1.5 times the monthly rent which is lodged with a government backed deposit protection scheme for your and the tenants benefit, it also protects you against your letting agent going out of business.
After all this we discuss the tenant with you in detail to ensure you are happy, sometimes we have two or three going for the same property so you are assured we pick the right one for you.
Secondly we believe that just because people rent this doesn’t make them a second class citizens in fact some of our tenants are professional footballers or doctors on short term contacts looking to rent whilst they are in the area.
We have very good working relationships with Norwich City Football club, the university hospital and Lotus cars. This is why we have a standard to the type of property we would accept to offer to our tenant customer base.
Our ethos is “quality properties for quality tenants” and we never fail to deliver.
Thirdly we are the only letting agent in my knowledge who still do quarterly to six monthly inspections. We believe a lot can go wrong in a short space of time! Furthermore if we are unhappy we do a monthly inspection until we are satisfied only then we will revert back to three monthly.
This means we deal with problems in their infancy and safeguard you against bigger problems and bills in the future.
We will only use local tradesmen who all hold the required public liability insurance, or you have the option to use your own tradesmen should you wish.
On top of all that unlike most letting agents we add nothing on top of the bill some add as much as 25% this means that we will not instruct any tradesmen to do work for you until we have discussed the cost with you, we will shop around to get you the best deal and we will not add any extra to the bill ie if the plumbers bill is £100 that’s what you will pay not £125 like some agents would expect! We even send you a copy of the invoice for your records all detailed in your monthly management statement.
For all this full management we charge 50% of the first month's rent ie £700 = £350 plus vat (£420) and then 10% plus vat of the monthly rent thereafter £70 plus vat (£84) pcm.
For our tenant find scheme that includes the first two of the above up to collections of monthly rents thereafter we charge 100% of the first month's rent ie £700 inclusive of vat.
We further provide a full inventory service at £75 plus vat (£90), where we make detailed notes accompanied by dated pictures to ensure total transparency in the condition of the property before a tenant moves in.
